How Does It Work

Phase 1: Custom Home Planning and Design

The journey to your custom home begins with completing the initial contact form. Once submitted, we’ll reach out to schedule a time to connect. This introductory call will help us understand your goals, budget, and timeline, setting the stage for the entire custom home build process.

Following our initial call, we’ll reach out to collaborate with your architect or designer. If you don’t have one in place, we can recommend some of our favorite professionals to assist you.

Once we’ve collaborated with you on a design plan and finalized the details, we’ll send you our Services Agreement. This agreement will outline the necessary permits, estimating, and design meetings required before we break ground. You’ll also receive access to our Construction Management Software platform, which will keep all project details organized and easily accessible.

The planning phase involves initial consultations, site assessments, and a deep dive into your vision. We’ll work together to create a detailed roadmap for your custom home project. 

In the design phase, we’ll collaborate with architects and designers to develop comprehensive blueprints and 3D renderings. Your feedback will be integral to refining the design and ensuring it aligns with your expectations for your custom home.

This is just the beginning of a comprehensive process designed to make your custom home vision a reality. Each step is carefully planned to meet your expectations and build a custom home you’ll love for years to come.

Phase 2: Building Your Custom Home

With the plan in place, the team assembled, and all permits secured, we’re ready to move into the building phase of your custom home build. Our focus now shifts to executing the project timeline and bringing your vision to life.

During this phase, you’ll receive regular updates on your project’s progress. We provide weekly and sometimes daily updates, including photos, through our Construction Management Software.

This platform also keeps you informed about all bills, invoices, and quotes, ensuring you’re always up-to-date with the budget and project timeline.

Our role as home builders involves managing all aspects of the home construction process. We take care of securing permits, coordinating with subcontractors, and overseeing every detail of the build. Quality assurance is a key part of our approach. We provide regular progress reports and updates to ensure precision and attention to detail at every step. Our commitment to quality means we maintain high standards throughout the custom home build.

This phase is crucial for translating your custom home design into reality. Our team is dedicated to delivering a high-quality home that meets your expectations and reflects your vision.

Phase 3: Finalizing and Moving Into Your New Home

Before we sign off on your custom home build, we’ll conduct a comprehensive walk-through with you. This thorough inspection will help us identify and address any items requiring finishing touches, ensuring everything meets your expectations.

Initial Consultation

We begin with an initial consultation to understand the client’s goals and requirements. This meeting sets the foundation for a successful project by aligning our approach with the client’s vision.

Pre-Construction : 8 - 12 months

  • Set a budget.
  • Ensemble the team: Builder | Architect / Designer.
  • Develop a design plan.
  • Secure permits | Estimates (material take offs and quotes) | Secure trades.
  • Build the timeline & trades schedule.

Construction : 12 - 18 Months

  • Site groundwork and preparation.
  • Site servicing – water, power, sewer.
  • Construction to lock-up (roof, windows, doors).
  • Finishing details – interior and exterior.

Building a Custom Home FAQs

Wouldn’t we all like to know. The truth is a custom home is just that – custom. It’s unique to the client’s design, size and personal selection preferences. From windows, siding, flooring, lighting, cabinets, down to hinges and handles there are a multitude of options, all of which come in a range of availability, quality and cost. The site geography and topography are also contributing factors that impact the site preparation budget. Every project presents its own distinctive timeline and unknown variables are inevitable. However, in general we like to prepare our clients for the following timelines:

  • 8 – 12 months for the design, planning, permitting and estimating process.
  • 12 – 18 months for on site construction.

The mechanical system serves as the lungs of the house. It brings in fresh air and moves stale air out. New homes are required to meet various requirements of the province of BC’s Energy Step Code. Regardless of which step a particular jurisdiction requires, new homes are more airtight than many existing homes. The result is a more efficient home, which is better able to maintain temperature changes, however, it can also result in less passive air flow. Therefore, a properly designed mechanical system plays a vital role in your home's energy efficiency and indoor air quality.

As soon as possible. Each selection will have different measurements and installation details that are necessary for our building team to know in advance. Having a design and layout plan allows for more efficient project execution and helps to stay on schedule.

The Province of BC Homeowner Protection Regulation aims to protect homeowners by requiring builders to be licenced and carry sufficient insurance. New Leaf Contracting works with Pacific Home Warranty Insurance provider. The new home warranty covers:

  • 2 years on all labour and materials.
  • 5 years on the building envelope.
  • 10 years on structural components.

Similar to building a new home, each renovation will present different factors that will impact a budget. Such as room size, age of the home, water or other material damage and the extent of the renovation. Finishing selection details (faucets, tile, toilet, etc.) come in a range of options and cost. Also important to understand is that bathrooms - and kitchens - require nearly all building trades to be involved (plumbing, electrical, dry wall, tile, paint, carpentry). Having an experienced project manager is critical to coordinate a timely execution. New Leaf Contracting has over 15 years of experience managing such projects. Most likely, yes. There are rare times when it’s not required, however, having a renovation properly documented protects the long-term investment of the homeowner (e.g. resale). It also ensures the project will meet all required building codes. New Leaf Contracting believes in doing the job correctly once and delivering a product that’s built for life.
